This basically allows removal of a tenant that holds over after the end of a lease, unless the landlord accepts rent payments during the holdover period.We are trying very hard to work with each tenant whose income has been affected by the COVID-19 emergency; however, there are a few tenants that were already behind before the EO was published and we were considering evicting them prior to the EO.One concern is that tenants will view this order as government permission to not pay rent.

Just viewing it from what other Clients have done, the opportunities are there, it is just a matter of how long you are planning to hold onto it where it can make sense. 

Although most tenants are reasonable a small minority of tenants might cause a big disruption and it's worth pointing out their views.

One great thing I suggest, which is what others are suggesting as well, is to look around here on BiggerPockets, look at these types of discussions where multiple views are shared on one issue, then also talk to others here on BP, build your network, and you will be ready to rock before you know it.I would suggest for you to really learn the industry well.As always with anyone, I would love to help you out more.

Also, if nobody is able/willing to view it due to the corona virus, price won't drive a quick sale right now anyways.
