There is money going into the city but a lot of the properties in that area can have a good amount of deferred maintenance.

Be sure to research how easy or difficult it is to work with your local housing authority, They can make or break it. 

I am a general dentist in the Akron area looking into purchasing my first rental property (specifically condo's). 

Hitting that 1.20 ratio would be tough in a lot of markets though....too many unknowns to guarantee anything, but it might be worth checking into futher if you can get the stars to align. 

I recommend starting by tuning in to the BiggerPockets Podcast and attend your local REI meetups to build up a strong network.

Property is versatile posied pretty well for STR’s and long term hold I feel given the location.The investor group seems to be streamlining into new construction and flipping / selling from what I gather (lots of properties on market now and new construction projects in development, I think the selling agent mentioned they had 400+ SFH in portfolio currently they are trying to sell off and transition more so into new construction and large scale apartment complexes) and have own separate businesses in the HVAC / Roofing / flooring world etc.I think my take away here is that I need to get my hands on the previous inspection to see what came up and check it off.

The only thing I won't do are repairs that require an actual plumber or electrician.As a landlord here in Binghamton, I know it's hard to find someone to respond to calls or do miscellaneous repairs in a timely manner and without breaking the bank.

I have been using a free one called vtiger.it has been going very well for me and my business.I do about 2-4 deals a month and it helps me track all of my projects and investments into those projects and to do lists etc.
