I have bought several old houses and sometimes one can not get through under the floor as the crawl space is too small to fit a body, and there is not an accessible space between floors.

-Once the list is obtained, I will attempt to get a phone number to the owners who are not within a 25mile radius and physically door knock the rest.

You'll also want to make sure that the other tenant(s) understand that you are the owner - so that your new tenant (the seller) doesn't attempt to control the property or make decisions that will no longer be his to make. 

I am not a genius, so I would rather replicate than attempt to re-create the wheel.

Perhaps that was an attempt at greater privacy?

I once had a body builder as a tenant and he was very particular about his AC temps.
