I'm going to a new CPA this Friday who has extensive real estate experience so I'm hoping he will be able to advise me on the best/easiest software to utilize. 

It can be expensive to work with a GC on light rehab projects, so going with a HELOC may be more beneficial.

I've seen investors struck home run terms with private money because they were able to find good people and build relationships, but there are also people who've had terrible experiences and even been scammed.

Maybe start of as an analyst and/or assistant PM just get jumpstart my experience.

Most people who househack use that as an opportunity to gain experience into managing a property for themselves.

In my experience, toilets are the culprit 90% of the time.
