What I THINK will look nice doesn't always...and that's just with my clothes. 

But, if you put that making-money-method behind you, might you be "throwing out the baby with the bath water"?

With certain business models you have to figure in higher costs such as coffee, clothes washing place,etc.

but am looking to make the transition to staying home once baby #2 arrives.

All you've done is put bigger bars on the cage in hopes he never breaks out.What you really need to do is figure out how to find good tenants that don't require baby-sitting or you standing over them with a big hammer.

We just had a baby and my wife is working part-time as a substitute teacher.

We basically baby sit them until paid off.

Trash and cloths everywhere, carpet destroyed.
