If this was to go on for more than a year I would look at what I was doing wrong, rents to low, maintenance costs to high, Utilities to high for age of mechanical, or property taxes to high, or insurance to high.

The mechanisms for cutting off your water or power are automated by the utilities that provide them so why couldn't you have a system that could handle a good portion of automating dunning letters, filing notices, etc?

The property needs significant remodeling done ( flooring refinished, walls and ceilings patched/painted ( upstairs), drop ceiling removed and rewiring downstairs, some windows added, 2 small roofs redone in back, new bath and kitchen fixtures/cabinets( x2) and a few walls moved/removed depending on design) but the separately-metered mechanicals and main roof are newer and in good shape.
