Income coming in and no mortgage on the house.. any suggestions for us canadians with a traditional lender/bank?

The approval process for getting a $50k loan or a $250k loan is the same - it is based on your credit score + current income + debt to income ratio + property value.To qualify for a traditional loan, you are going to need a minimum credit score in the 620 - 640 range though most require 680.

At that time I had about 14 loans, 4 traditional and about 10 portfolio loans.  

Also, like @Minna Reid mentioned, if you're doing a traditional real estate transaction, such as a short sale, likely there isn't going to be an ability to wholesale it.

When you defer taxes (e.g. traditional IRA or a 401k), you end up paying the taxes at your effective tax rate (i.e. in retirement at a variety of tax brackets).
