My solar light is an outside porch light cost about $80 and my husband installed shed power for the scouts with a relatively cheap solar panel- it was just a bulb or two.

My point is not that these can't be managed or that this is every area my point is if you don't have the time to manage it or the money for reserves it can seem cheap but not be cheap later.

The cheap tenant would never even consider my properties because of the cost per sq. ft., but the ones who don't mind paying more for a better package (in-unit laundry, shared yard rather than just parking, etc.) are the ones that will also maintain things.

I think the main people who are replacing their current job or income with cash flow from rental properties are buying cheap houses with leverage.
