@Ivan MiletichGood morning, illl to answer your questions based on what I’ve done and in Los Angeles county might be different for Orange County. 1- the easiest and fastest way to do an ADU all depends on the where your utilities located so attached and detached can both be easy and fast as long as the sewer electrical water and gas are located near by that is going to determine how expensive the project will be the rest is easy.2- All ADU’s need foundation but that’s not too expensive to do if you don’t have foundation. 3- I’m waiting on some blueprints right now for a triplex because of COVID plans are taking longer than usual4- as far as I know yesOther than that I think the most important thing is TIME you need should focus on is starting the ADU process, as far as for me it takes about 2-3 months for blueprints and for the city to issue the permits.

. - that's going to be tricky: post 1950 "shoebox" style duplexes in a decent neighborhood and in move in ready condition (but dated) usually sell in the low 200s with multiple offers, which is rendering a VA loan (or FHA loan) a non starter.The trulia crime maps are pretty good, but don't make the mistake to think that you are fine just outside the blue areas - you want to be more than walking distance away or on the other side of the freeway or river.
