Once that ball is rolling, I plan to start investing in small multi-family properties, most likely out of state.As a Realtor, I LOVE assisting clients with real estate investments. 

Your property manager absolutely has to be on the ball however. 

BUT, you will probably push your children to do something else, like become a Doctor or a Lawyer, even though your children won't make as much money as you do as a business Entrepreneur.The reality is that there isn't much status to a Millionaire who is the owner of a ball bearing company even if those ball bearings are selling in every machine in the world!

I’m currently looking for a property to rehab and sell and I’m on the look for a professional contractor on my team to get the ball rolling as I close on a deal.

The deals you buy don’t have to be homeruns every time, think of the movie money ball.

Just to give you a ball park of estimate ideas, I usually take the sq ft of house and do some math based off pics and what I know.

I used to call property management company that the custodian was not on the ball, they explained the regular guy was ill but will get someone right away.

Doubt many Brokers will care how many "low ball" offers you make as long as you make all in good faith and with proper disclosures. 

Flooring is a low-ball number if I were to replace hardwood, but if we're refinishing and carpeting bedrooms that number makes sense to me.
