Boise has always had a small but growing tech sector with Micron being from Boise, facilities from Hewlett-Packard, and now Amazon is supposed to be putting in a nearly 1 million sq ft distribution center in Nampa (a town 30 minutes South of Boise) which will employ in excess of 3,000 people.

Or maybe not, you may be able to sell used books on amazon.....my thoughts would be, start a side hustle and get some income coming to pay down the debt in order for you to have a more favorable DTI

Picked up a few well-rated books on Amazon, but I wanted to see if anyone had any tips re studying, and also, how long it might take to study, if I could put in around 30 minutes per day (probably a few hours per day on the weekends)?

Would like to build:--- single family home on the site that I will use part of the time as a vacation home, but rent out while I'm not there (would like to use a DTI-based construction loan to fund this)--- multiple studio cabin units for guests around the property that will be rented year-round (think tiny a-frames, etc. - will build in cash)Question: can I use a traditional DTI-based residential construction loan for the SFH I'd like to build on this land?
