As long as you are coming out of pocket at around the same you would be renting somewhere else then you are still getting ahead in life because your tenants are helping pay down the loan and build your equity.You should also run an analysis putting in what the market rate rent would be of you did not live there.

I just had to provide list of equipment bathrooms parking  and hvac etc etc.. and pictures to back it up.land to building ratio  So I helped her through it and it worked out great for us.

You have to explain it to the listing agent who doesn't get it, who then sends that to the seller, by telling them it's not that you have no money, but this is a right afforded to you based on your service to the country and you can also show proof of funds that you have money, but are choosing not to use it as a downpayment because you want to do reno with it.I would use your VA, that's what it's there for.
