Great thread ladies and gents?

I actually bought a couple lots from an older lady that had just deeded her lots over to the HOA to avoid paying any more taxes or fees and to avoid any effort.

@Emily Terrell  ladies in most states this is illegal suggest you check with your brokers before doing this. 

A lady I know in SB told me there are a couple of REI companies who grabbed lots of good things up.

This is an older lady who is selling due to health reasons and seems to have no preparation for the sale at all and has no documentation, I feel like this is a red flag or it could just be she is too old to keep track I'm not sure.So my question is, would getting no up front documentation during the DD period be a deal breaker for you?

Any creative ways that I could both make money and also help an old lady stay in her lifetime home?
