The points made here apply equally well to flips with the added point that miscalculating the ARV (or having the market move on you between purchase and sale) can prove ruinous.The key takeaways IMHO are as follows:Taking on RE projects without sufficient capital is a sure fire way to lose money (unless God is on your side for some reason)Picking a RE investment is even harder than picking a stock because you do not have an even relatively efficient market pricing these assetsThe risk number (like the "easy button" in those commercials) just doesn't exist - the concept of "risk-adjusted return" is often no more than wetting a finger and holding it in the air

Getting a Wisconsin licensed may take you 6-8 weeks to prepare, you can do it online through the  WRA, but you really need to know a few things if you manage properties for others.We went back to wet-signing leases, because it is your only chance to educate tenants on what the lease actually says, what their responsibilities are, how to operate and maintain their property, what to call you for and how you prefer to communicate etc, etc

They mostly do not take on inexperienced LOs; they let newer folks get their feet wet (and presumably screw up a bunch) at another place, and recruit them from there.

@Jon KellyThanks will do that regardless I don’t believe we will lose on this deal we purchased decently under estimated value as it stands but it’s getting our toes wet in the investment real estate pool.
