Working full time and juggling check ins and check outs, cleaners and complaints it was getting a bit tired.

I recommend for your next property(ies), find a tired landlord who is fed up with dealing with being a landlord.

And, every time, after move out, the Owner had to spend tens of thousands of dollars to update the home to achieve current market rates, in large part because the units were borderline to begin with, but the "needy" tenants settled for that somewhat tired look.

There is no reason to blackball the property just because it had three previous tire kickers.

I have a MLS hot sheets sent to me by so I'm reviewing those daily (especially expired listings)I also have Craigslist listings for rentals (to find tired landlords) sent to me by email by using IFTTT.Real estate investing systems by James Orr is a great book that has list of things to do as a real estate investor.

@Andy Levin This event is mainly attended by perpetual tire-kickers in my opinion.

Tiring part is with contractors; finding one for small projects, timely completion and extra costs.
