If you call up a big corp and securities attorney in your area, you may get similar responses...from no response to, 'well i guess you gotta start somewhere' with no indication that they wanted to waste their time on a peanut fund.

I don't know NOVA specifically, but I grew up in that area, and I would *guess* that you're looking at $100-150 per square to build, NOT INCLUDING land costs.The bigger question is what kind of experience and network do you have?

He mentioned that he had a friend that set up each rental property under a separate LLC (thru Deleware) and also had one LLC that acted as an umbrella to all the other LLC's.I originally thought it would be nice to have my name in the title of my LLC, an ego thing I guess but I have recently had a change of heart.
