Not sure if you saw my earlier post.My projections show while my cash flow on this rental will drop about $2k/year due to the cash out refi, my over all cash flow will increase $4k/year with 2 more rentals and by $8k with 3 rentals.My advice?

When you go below 250k appetites drop even more.

The price has been steadily dropping since the summer, by about $45K total (to get to the $100K mark).

So I wouldn't drop the price until beginning of Feb if you have no offers.Good luck!

If, or when (if you read some economists), the "Fed Reserve Bubble" pops, we could potentially see a drop in real estate value.

The bubble really didn't do much here, there were certainly some crashes and slowing sales, stagenet prices but there was no huge drop. :)
