Primary tasks are to inventory the projects & transactions to the Balance Sheet, track which expenses go to which property so I can keep track of budget, and upon sale, convert all transactions off my Balance Sheet and to the Income Statement so the tax accountant & client can see the profit made.

@Phillip Chumley it is common for investors to take the building through entitlement meaning you get approval from the planning department for the size and look of your building then sell the entitled property off to a developer who takes on the task of getting the building permit and building it.

There are still affordable houses down there with lots of charm and we have our eye on a property very close to it, but have only read what I could find on the internet about it.
