Do you have some good insurance brokers to recommend who cover Broward County?

I have $16,000 to cover closing costs but that's an estimate so I may be off but my pre approval letter says its going to be 2% of the loan amount.

Electric water gas will be covered by the tenant.

For example, a medical bill that you thought insurance would cover, but didn't.

All they need is a property with a rent roll that will cover all expenses and leave you some cash after.

What I am nervous about is the leach field, some hidden issue that was just covered up in the flip (foundational or electrical) and those da** dogs!

You can ask either the seller, the buyer or both to cover that fee. 

In other words, I am afraid their security deposit covers all my effort and labor as well as the amount of gas I burnt to reach myself to the house every day to revert everything back to the situation they entered the house three years ago.
