Brand new, large scale multi-family projects struggle to achieve expense ratios that low, and they save big time on property management due to having salaried employees doing the leasing/turnovers/handyman stuff spread over hundreds of units as well as lower capex reserves due to being brand new.On a single family home, most investors use a 50% expense ratio as a general rule. 

Struggling with the insurance:

Me and my wife just bought our first rental property last month and have gotten to the point of putting a tenant in place already. Unfortunately within a week of moving in we are getting hit with a work order of ~$300...

I struggle to find how it is hurting consumers, the argument can be made that large IBuyers are manipulating the market and prices by buying near whole neighborhoods but each of those sellers benefited, and the remaining homeowners saw values increase.

Thank you for the feedback.I am struggling to see/understand the benefits, if any.Maybe they are beneficial if you are only investing in the state in which you live?
