I recommend looking for an independent agent (they represent many companies not just one).

Standards of Practice have two rules in regards to a Listing Agent being financially invested in a listing they are representing. 

Also the wholesaler wants me to use his title company instead of mine, I don't feel comfortable doing that since I feel like I will  not have anyone represent me if I do that.

These are telling the post office that the list has been cleaned for moves and address certification.There will be requirements for sorting and set-up, but there should be a representative at the post office that can walk you through the postal permitting process.
