Account ClosedHi Mackalyee, I won't be running this property out of an LLC (will be using umbrella insurance to cover personal liabilities) so i assumed that lenders would be more willing to lend at 20%, but i re-ran the numbers at $25k down which makes the deal appear to be closer to a 10% cash return in Y1.

Is there a template that I can follow, or is this something that my RE lawyer can write up for me?

We have a 6 unit apartment building, and we re-homed the slow/no payers when we bought the building in 2014. 

The cash-out money is to re-pay the only people that would be willing to co-sign.

I already travel back and forth there at least once a month so it seems like a good jumping off point for my RE career.

We originally had plans to rent it out after the remodel and move out into a apartment until we are able to finance a second property. but now I'm wondering if we should sell after the remodel and take half of the proceeds and re invest in either a fix n flip, or buy a duplex to house hack, or buy a single family to rent.
