I want to compare the architecture/quality/style of renovations and builds here in CA vs NJ.

Im not to familiar when it comes to windows so I'm not sure how things work or all the different types of windows.My guy uses Lang windows, they  are definitely not Anderson quality. 

My strategy is I buy where people want to live, in a good or bad economy I don’t want to struggle finding tenants.Reading your post it sounds like it won’t be easy finding quality tenants..

Sometimes it’s a misunderstanding about what you want because there are owners that see rentals as cash cows and don’t care if they fall down and others who care about the upkeep and tenant quality affecting the neighborhood. 

They also have a nice backing of partner contractors that they have screened and vetted for quality. 

You should withhold 5% - 8% for CapEx depending on the age of the property and quality of tenants.I am assuming you are using cash for the purchase and Rehab of the property since you did not include an acquisition loan.You mentioned utilities during the Rehab.  

Whats my CPA and am I getting quality traffic I can close on.In my opinion, there is no advertising platform that can get you more quality traffic than Google Adwords.

first you have to decide what you want to do in the note business.. what most of the responses are talking about is buying bad debt.. and 2nds at that which this is the most risky and the most work..if your looking for work and risk and job then that kind of note investing is for you.If your looking for Passive income with no work and Limited risk then you simply need to align with a great HML who takes on private clients or those that understand where performing notes are generated.. we have done over 1700 performing notes for clients that last 5 years and really don't advertise at all. simply because once you get conservative investors in your program it just feeds itself.. deal flow is the key right now.. most have a hard time finding quality. finding defaulted seconds is easy.. and the most risky.
