You are going to have to find pretty smoking deal in order to be able to refinance in one year with the 20% equity required to remove PMI.

A good PM will give it a little bit of time to find out what's really going on, before just jumping into an eviction - which is costly to the investor, and pretty much guarantees you'll have a vacancy until the unit is re-leased.
