Hey All,I've done some mailers to absentee and expireds for potential lease option / sub-to deals, but the list is way too big to mail out to all of them for my budget, but I want to be able to mail to them several times.What criteria do you use to help narrow this down and really target potential sellers?

I searched for about 10 months targeting multi unit/delco/good school district/under 200k.

We presented our business plan and detailed flip calculator and specific properties that we are targeting.  

This area doesn't work for me because I have a specific target individual in mind that I supply housing too and these people do not CHOOSE to reside in Joliet.

I realized that they all have something unique (and sometimes not unique which just pounds the message home) So I have notebooks for each of the Strategies that I take notes in.
