One way I use to estimate rent to is to look on Zillow or Realtor.com, search similar homes for rent as the one I try to rent out (on the same street, with the same number of beds etc).

@Ryan Groff as @Robert Russotti mentioned, downtown properties are required to maintain certain historic preservation requirements, which usually means not altering the street facing front exterior and/or sides.

It’s kind of a gamble but I guess you can make an educated bet based on the market, supply/demand, and the quality of management.If you didn’t do that then I do think they’re due back their deposit.On the positive side, it sounds like you have a nice property in a popular area if it rented that quick..Best of luck!
