Without that confidence and physically seeing the property and doing the calculations myself I wouldn’t have pulled the trigger and got moving on the deal.

I am graduating graduate school for Physical Therapy in 4 months and will have a nice chunk of student loans (over 100k with interest included), but also have enough money currently saved to put down as a downpayment on a property or two.  

@Matthew Fullam , do NOT change the locks on this property without going through a full eviction and winning legal "custody" back from a court.

I’ve seen PM’s who add 20% to maintainance bills, fees to physically visit the property, several hundred for lease rentals, and sign up fees.

According to the book the millionaire next door, my net worth is above average for my age/income, however I don't like the idea of doing any more  physically demanding work than I have to in order to achieve my financial goals.

In many states (and again, I'm not sure about Tennessee), they have to personally serve you, which means they must physically hand you court documents.
