Are these folks just daisy-chaining listings they've seen on another wholesalers list?

Some folks will go into a deal with an expected ARV, make downgrades to the renovation and still expect to hit the same ARV...then find out at the refi that the appraisal has come in lower;  the lower appraisal naturally impacts the refi loan amount.Of course, not all changes will impact value equally; and in today's market, the appreciation may help you in the meantime.Andy

Houston folks!

For the folks in the single rooms, it seems I'm chasing two of them every month for payment.  

After tinkering with this for a few weeks, we decided to get some basic recommendations out there for the folks that are new to the site.

The inventory that most street level folks are playing with just aren't the same assets and those piggybacks are fleeting in their market share.

Sadly most prospective tenants still have never heard of heating water with the sun and quite a few figure it is a summer-time only thing.That said, the basic functioning of the system is simple to explain and most folks think its cool once you walk them through it.  

I guess some folks would rather keep their numbers private.

The upside of a busy road is that a yard sign will be seen by a lot of folks.  

Much like how an owner of a pawn shop has to tell folks that their stuff isn't worth as much as they think.
