I would like advises on which markets are new investors friendly with minimal capital.

The 2 options that come to mind are: Try to offload this deal asap for minimal lossContinue to get quotes from GCs to get as close as we possibly can.

I like cash flow and don't factor in appreciation as it's minimal in my market, plus I buy-and-hold so appreciation is not a factor for me (and I'm less likely to be reassessed if it's low, which is cool). 

Don’t waste your own time.

And once you know what the inspectors are looking for, it's easy to get the units prepped to minimize what gets flagged.

Ask for at least 3 referrals to minimize the risks of bad hires...

If I want to go buy a 1963 Corvette split window and don't have 80-100k in the bank and have minimal options for commercial lenders when it comes to classic cars, why not see if the seller would finance the vehicle?

I'm trying to minimize taxes and more specifically keep my AGI as low as possible for other reasons.

Make sure you also able to provide value to them, otherwise you're just wasting their time.
