I will tweak these as I get deeper into underwriting a property, but for smaller properties this system works great. 

There's money in both markets, it just depends on how well your system is suited for each one.  

I have a Takagi gas tankless that i installed in my personal house, 15 years old, and still runs like a champ. one thing to consider and is recommended with Tankless heaters is to get a whole house filter water system, this keeps parts inside from corroding or getting ruined by hard water.

Set up systems much like a production line. 

We have a lot to learn, but our overall plan is to buy and hold rental property, ideally small multi-family rentals, possibly even flip a house if the deal makes sense or if it can be done with a partner.

Hi Deondre, memphis Invest and Spartan Investments are both reputable... make sure you have a system for analyzing deals but both companies have good reputations.

If you have an irrigation system make sure it is functional with no busted heads.  

I had a property once where a rat had infiltrated the vent system, slid down a vent apparently and couldn't make the jump back up.
