I haven't seen Orlando on many lists of cities to invest in. 

There are more listings to choose from now than any other time in nearly a decade.

I currently use Propstream but have found that their data is stale in many cases, specifically regarding last sale dates and properties listed as in foreclosure that no longer are.  

It has made me a total of $400k including my initial investment.

Im curious to hear what others have experienced to be more successful in terms of initiating contact on distressed property owners.

Post Part-Time Job Posting on Indeed: I have posted part-time jobs on Indeed (or other job posting sites) for specific jobs and got a list of reliable workers looking for part-time work.

During my search I came across 6+ listings from the same seller all with tenant in place making some amount of cashflow, some of them even making $500+ cashflow(by Brandon Turner's definition).On paper, it seems I'll make cashflow the moment I buy the property. 

I look for high equity properties, expired listings, vacant homes, properties owned by tired landlords and other such filters.When I find a property, I contact the owner with this message:"HiThis is Chetan.

As a former Angeleno (TX now), flips are a great entry point-- congrats on finishing up the second flip and good luck with the new listing! 

I list on Zillow, primarily communicate with them over Zillow messages and then give our remote login code to enter the home. 2) Maintenance between tenants - This one will be tricky as I will have to transfer all utilities to my name and send multiple vendors to the house for getting the house rent ready.
