As to utilities, AC is not needed (chicago in November lol) and HVAC is not installed till later so gas wont be needed for a while.

If I would've have replaced it, I would have spent much more money and time to rip out the shower, purchase a new shower, install, repair drywall and tile around the shower.

If you are okay with receiving rent in two installments twice a month on an ongoing basis, then make it worthwhile for you by changing the rent to a higher amount, such as $320 on the 1st and $320 on the 15th.In our current rental environment many tenants are spending 50% or more of their income on rent.

About a year ago I installed new laminate wood floor in the living room of one of my rental units. 2 days ago I got a call from my long term tenant stating that the AC unit (in wall) was leaking and had destroyed the floor because it had expanded.

Did this once, these days we install in typical 150k rehab, Frigidaire, cheapest stainless smooth surface electric range and get 20℅ discounts at Lowe's, nor worth the trouble to negotiate with hh Greg everytime.

Use 'image' at the bottom of the reply box.When faucets have been leaking to the wall a while in my rentals, I sometimes cut out the bottom inch or so of the rotted plaster or drywall and install a little 4" tile or mesh backsplash.
