All the people I grew up and was around while there did not care about Solar.Unless it will help replace your utilities bill, like I stated above, I don't believe you are in a market that values having solar enough to increase your house's value.

I expect the 2 family to bring in 6k this year since the escrow amount lowered 225 for me and I am increasing rents. 

I wouldn’t be so focused on interest rates and more so focused on where you can find a good deal that cash flows and increases your ROI.

Market rent from what I can see in the area is about $3,000 per month for that size place, they are currently paying $2,000 per month as my PM was advising me she doesn't increase that much.
