Over a decade ago a friend and I bought a house together.

I cannot see how build two, say, 1200 sq ft houses with two roofs, two foundations, presumable about 25-30% more windows and siding is going to be cheaper a duplex that might have a little extra fireblocking and soundproofing.Now, maybe your GC is thinking that detached homes tend to get higher rent than comparably sized and finished duplexes.  

I purchased the property in 2022 with my VA Home Loan, so I have a very low interest rate of 2.75%.Long story short, we've finished renovating and stabilizing rents (for the most part).

Physical property inspection, on the other hand, includes checking out the property's state, walking through each unit, and figuring out what repairs or renovations need to be done.It's smart to get professional help to make sure that the assessments you make during due research are correct.

Units are in OK shape with some recently renovated.
