I'm expecting more potential tenants in 2021 than there have been in the last 6 months of 2020.It's as easy to rent out a place to a single person as it is to pour water out of a boot with the instructions written on the bottom of the heel. 

Hillyard and Lidgerwood are in high demand right now for both investors and owner/occupied, Otis Orchards less so.There is not an area of or around Spokane that is a hidden unknown gem of opportunity anymore, as it was three to five years ago and beyond. 

However, the IRS instructions and a few Google searches seem to say that in the case of a 1031, maybe this should be $0?

In addition to having to screen carefully for a PMC that will only come close to your expectations, you'll probably want to visit your properties once or twice a year to give specific maintenance instructions to your PMC.

He has a sharp eye and is willing to do the extra to get into some hidden details.

In Texas, my 1st lien set of docs includes a warranty deed w/ vendor's lien, promissory note, deed of trust, business purpose affidavit (for entity borrower) OR personal guaranty (for individual borrowers), lender's instructions to title closer, and a letter of non-representation (mandatory).
