I have two questions for the community- 1-Do you have any general advice related to purchasing a condo versus rental related to making smart financial decisions?

I wouldn't be concerned about the credit issues as long as they aren't housing related.

While not related to rentals, yesterday I heard about a new flip investor SELLER who had to bring $40k to the closing table upon resale.   

Relating to real estate, can anyone give some general advice on the area or recommend local people to work with?
