@Michael Frias,I don't think Paul has great faith in your plan.Virtual wholesaling requires having some boots on the ground in your target area. 

You need someone on the ground, that's not related to the wholesaler, to walk the property - in my case, that person is me. 

I'm not opposed to getting my own group of works and have them doing everything, but I think I would prefer to get started by doing most of the work myself.My Business would be progress into a couple phases.

The price you want to pay for a 3/1 or 3/2 is not going to be doable in most parts of town unless the house needs work (realtors who watch the MLS closer may be able to comment better here, I'd bet the southeast part of town has homes near that price).You said you haven't done much research yet, this is one of the hottest markets in the country, you will need knowledgeable people on the ground here to assist you to make this happen.   

Even for folks on ground it could be a tough neighborhood.

Don't rush through this phase of investing, it's probably the most important one.

I am currently in the research phase of learning about what investment types I want and do not want to be stuck in this phase of analysis paralysis.

@Karan Chandran you could do a joint venture with someone that lives locally in the market you are interested in or try finding a “boots on the ground” person, whether that’s a recommended property manager or a friend who will look out for things for you.

However, they told me that it would take at least 6 months to get the design review complete and break ground.
