Hi @Ben Morand, How about working in Orlando while you're in college, but at the same time start gently marketing to your sphere of influence in Gainesville, providing them with information on a once a month business that helps them get more value, safety or enjoyment out of their homes, or updates them on the market?

One unit is rented at $900/mo but that's below market and they will be moving out at the end of June supposedly.I would love some feedback on how this looks at first glance, what costs I may be over looking and then if this is something I should jump on OR if this is just a nice exercise for when a better deal comes along.

I suggest either instead of or in addition to craigslist, you do the same exercise with Zillow, hotpads, trulia.

As a buyer, if the market is so hot that I’m going to be “blacklisted” for exercising my due diligence right then I’m probably purchasing near the high point of prices in the current cycle and stepping away from buying at this point wouldn’t be a bad thing.

I usually put 20 offers and get rejected on may be 19 of them but patience is the key and doing this exercise has helped me identify what is a good number for both parties to be happy!

But I know they're only asking in such an overly gentle manner because they've had stuck up brats before (and seen plenty on social media) whining about how if they stayed at a Hilton they wouldn't have to "pay a cleaning fee and then clean the property myself", where apparently spending 10 seconds wheeling a trashcan 20 feet is "cleaning the whole property" themselves.Again, I'm just glad I have mostly larger (and some rural) properties where those kind of guests aren't frequent.

I will read your blog and also PM you as I would like to know a little more information on the specifics of your companie's note portfolio you offer to investors.One thing i can't get my head around, though, is if the 2nd lien holder has all of these rights to protect it's interests...modification, foreclosure, etc...why on earth don't they exercise it as opposed to selling the lien to an investor for chump change?
