So even though the VA may say your able to utilize your benefits, the explanation that your are interested in purchasing investment property or even that you intend to rent your current home and live in the new multi family as your primary residence will not fly during the underwriting process.

Out of town investors generally like to fly in to a major metro and visit the subject property/site within 30 minutes to an hour distance once they land.If you go out further than that it is generally local buyers after you develop and they want higher cap rates to buy versus 1031 out of town buyers placing money.
