Filling the spot we left should be as simple as handing the new person the guide we have wrote and over seeing.Our numbers are fantastic when it comes to cash flow / ROI ( not a surprise when you buy cash and do all the work yourself)Now the issue, Buying these houses all cash, I have not forced my self to understand leverage, financing, and all aspects of raising capital creatively.

For your house I would estimate a total of $1,767.I also assume tenant turn over every two years and that property management of 10% of rent + one month's rent to fill a vacancy.

The mother who lived in a similarly priced apartment to the one I was was renting was the one that looked at the apt, filled out the application, used her ssn/dob/ID, provided her landlord and employment references, singed the lease, accepted the keys......and then her adult daughter moved in instead of her and lasted 3 months before being evicted.

Marie Poe, the property was not deeded to the buyer, there was no lease or rental stipulations, I had no idea when we filled out the sales agreement what was the right way to do it, She has stop communicating.
