I just had a landlocked one go almost 3 years  neighbor fighting us state of Oregon fighting us.. and the attorney worked it out but it took a Looong time.. and the legal bill had I had to do this I am sure would have exceeded 50k..

The damage is obviously from tenant negligence, but if they fight it in court it would be challenging to prove they were the ones who did it.

This was under Pence when Sales Force, Angies List. and other fortune 500 companies basically picked up and discontinued business in the state...I recall being in Indiana at a gas station and seeing public signage that they were not accepting business from LGBTQ...there were stickers on the f*ing gas pumps...I went inside and started a fight with 8 hillbillies in the gas station diner...I should probably get over this, it was in 2015...they walked back the laws to some degree...https://en.wikipedia.org/wiki/Religious_Freedom_Restoration_Act_(Indiana)When you look at the national rankings of LGBTQ states there are only a handful that are doing well with the integration...Columbus is unique in the state of Ohio...it tends to be a gay-friendly city with a very large and supported gay community...Columbus has the 2nd largest Pride March in the US...it draws 800,000 people to the city

Both parties need to earn it and you start by showing your capable of paying for a job/house.You can add lending into this as well as it'll be good to find private lendor but this tends to be more business/relationship based.

Without knowing your entire financial picture, it does seem that you’re capable to sustain it as you do not have a debt and are still able to take the depreciation, deduction, vacancies, in your taxes so it’s still alleviating some of your tax liabilities.
