If the tenant is a no-show after demanding they be present, that tenant is responsible for any trip charges.

Or was he just looking for another reason to charge me a trip fee?

Think of all the fun you can have with the down payment if you didn't buy the MHP: throw a really big party, buy some toys, go on a trip. 

During a recent work trip I finished reading Rich Dad Poor Dad.

I'm all for value adds - as long as the numbers work out slightly positive we do improvements so we can raise the evaluation come refinance time to pull out more equity - a lot seems to play into that whole equation beyond just improvements.I understand you're setting expectations/correcting the views/educating us & I appreciate that - since we're a long ways away so it's not as easy as a weekend drive trip to make the relocation & real estate investing.

I wouldn't recommend option #3 because if her friends don't pay rent, they can guilt trip her and run the risk of ruining their friendship by your daughter having to evict her friends. 

In the beginning it will take a few trips to get setup but once it is setup and have a good cleaner and handyman you will be cooking with gas. 

If a guest has been overly communicative outside of the apps then I’ll do a quick copy and paste and send it via text or email as well.It goes like this: Hi “guest name”, I hope you have got settled in on your trip.
