He was also able to get the paint off and only if you look veeery closely at certain areas can you tell that it had ever been painted.

I could also easily find old relationships to leverage in the RE community there.Cons- A Higher rate of vacancy and across the country from me now.Market 2Pros- A larger city with colleges, growing RE market, and fairly stable economyMy wife is from here so she would know the location, crime, etc.

She has been living there for 7 years paying $900 with no complaints but ever since I bought it just a bit ago I plan on upping the rents.

There are a number of successful people like Eric Moeller as @Valerie Rogers mentioned who have not only "released" properties, but are creating master lease agreements on a larger scale. 

We've had LOI's accepted without ever seeing anything beforehand.

I certainly don't want to be the kind of person that waits and waits and therefore increasingly grows hesitant to ever get started.
