My most recent property was purchased cash a couple months ago and rehab is complete so we are going through PenFed for a HELOC.

We are guessing it's value around 750 today.

I know that if we purchase the property, we are supposed to honor the contracts that the previous landlord has with the tenants, but we are frustrated with this contract because of all the allowances and felt like they specifically made this contract the way it was so the child could have an easy, cheap place to live for the next year. 

We are in the process of getting title insurance, just to be safe.

We even had a serious "bite" that almost moved in earlier this month, but didn't sign the lease.So my question is, since we are about to enter the worst time to get people to move (holidays).

We are wanting to buy a house listed on Zillow at 185K for 135k.  

And we are about to close on our third property of the year, to which she will make even more commission!

I don't want to be the negative person here, however Bend has historically cycled fiercely and we are back up at the way too high price range.

We are so incredibly new but ready to learn all we can to help supplement our income and eventually be able to live off the passive income and not worry about a thing.
