Proving difficult to find someone up there who can gather past rental history for certain properties I am interested in. 

.· Rents - slightly below market rate in which current owner has not raised the rent due to each tenant's loyalty, long rental history, & responsible of upkeep to each unit

@Kody Kilshaw - Unless the LLC has a significant history and performing assets, you will have to personally guarantee the loan (each of you).....  

(with little credit, not bad, just not much history)3) As of now I am focusing on vacant lots, with the idea of dividing the land up so multiple homes can be built.

We have a long history so I trust that he has my best interests in mind.

So consider what you know about the local RE and research appreciation history (property and rent appreciation- last few years rents have gone up almost 10% a year which equates to ~$100/month per year on small cheap rental units (more for larger units)).  

Chase might give you a good deal since you have a good history with them, but then again, local small banks might have more motivation to lend you money with a lesser downpayment.

Here is my advise though - Speak to the bank that you already have a history with.

Steer clear if they do not have a history of success with you, or someone you trust a lot.
