Even if the home is vacant at the time of purchase, rental income can be used in this fashion.Refinancing - refinaning isn't so cut and dry but here are the two scenariosIf the investment property is reported on the previous year tax returns, and those returns show a complete year of income (365-366 days) then the income will be derived from the tax returnsIf the investment property was not claimed on the tax returns, or the year was a partial year, and the customer can show just cause as to why (meaning, they just purchased it - so providing the HUD/CD from when they bought it) then an executed lease can be used to qualify rental income.

There is a long list of things, i agreed to take on more than 50% of these 60+ big and large issues and requested the seller fix just the big items:Both oil tanks are rusting and need to possibly be replaced, one missing a leg and sitting in cinder block.Heating unit in one apt is 21 yrs old (life is 20-25)No smoke/CO alarmsElectrical panel in one unit couldn’t be opened bc tenant said it sparked after recent stormOther electrical unit has dual wiring and a couple cloth insulated wires (really old)Deck is rotting and support beams sit on dirty not cement basingThe garage roof is at end of lifeThe garage walls are cracking & bucklingThe response from the sellers agent is that they are not selling a perfect home and will only take 1-2 things to consider from a list of 60+!

I have a proposal for that work, French drain, DS into it, to a dry well and then piped to storm drain, $13,000... if I could do this for $2k, even $5k I would.
