I'm not a developer, and what the OP is doing seems very novel, but I am not sure who the target demographic is for something like this.

The OP is not doing any business in New York based on the information provided.

You should technically carry a commercial policy and require your tenant to carry the other needed coverage to conform to your local requirements.so for the OP this is also going to be a similar situation.

What if the OP's cap rate valuation comes up lower than comps?

In order to be eligible for the gas co-op program, you will also be required to join HAPCO, a landlord organization and agree to providing access to property when the gas company requests access.  

Or maybe OP is a super terrible bookkeeper and gives his CPA piles of receipts and junk and it takes them an extra 3 hours to basically sort things out before doing the actual return- no way to know from the info given if it's a good price.
