Disclosure & Transparency Be Transparent as to your Role in the Deal: If your intent is to wholesale the property during escrow, the homeowner should be well aware in writing that your intent is to assign the deal to a third party for profit, and the contract language should give you a unilateral right to assign without requiring the consent of the homeowner to prevent issues.Such as homeowner becoming aware of resale, and profit, getting seller remorse and not signing escrow at last minute and holding out for more money that could put you in the middle of two lawsuits.

You’re voluntarily breaking the lease that you and your girlfriend signed and agreed to, and potentially causing your landlord to have to make an additional negative disclosure with regard to his property down the road with future renters/buyers.So, rather than do this behind his back, perhaps have an open/honest discussion with him about it and let him decide for himself whether or not he’s okay with it.
