If the lender does find out that a property transfer has taken place, and chooses to enforce the due on sale clause, the lender must provide the seller (debtor) and, if applicable to state law, buyer with notification of default under the mortgage or deed of trust, and specific time as specified by state law to cure the default.  

We have been renovating each apartment 1 by 1 as tenants move out and renting the apartments for $1,800 ($18,000 projected gross monthly income).  

The property is just in mid-construction, not inhabitable and we've had a really hard time finding a way out.

Be cognizant of their time and I personally write out the major questions on a post it to make sure I hit them as I talk.

Financial predators who realize up front that they are not on the note and have no risk to their credit  rip rents with no intention of fulfilling the contracts and original seller gets wiped out.

Not saying there will be issues, but they could move in, decide they hate their new job, or the layout of the house, or trash the place, and they just stay without paying or move out and move on with free temporary housing while they find something better.

Don't cut her out being cheap. 

Your lenders may not know this yet, but eventually they're going to find out.
