If you needed to open up walls and then patch them it might make sense to use a GC since they would handle the demo, patch up, and clean up while the electrician would just wire up the place.

Thats enough to where I can get replacement coverage so I don't have to worry about them depreciating any items in a partial loss but its enough to pay off a loan and still have some money left over to clean up the lot and hopefully pocket a little more.

You take an option, clean up the place and see if it flies an minimal risk to you before it closes as you can have money coming in before it goes outMost of all start out, this is a really good time for the market, unlike 10 years ago.

I ended up owning over 200 of these homes because my west coast borrowers could not refi ..and walked. they lost all their money and I had a mess on my hands that took me a few years to clean up.. not pretty.that's the risk in this model is refi does not come through well.as lending has thawed out along with global warming its back to business as usual... but do be sure to have your take out assured.. most HML will demand it..
